MINUTES <br />CITY COUNCIL <br />MAY 23, 2007 <br />yard coverage. The Planner reported that Mr. Richardson has indicated <br />that this will be the only garage structure on his property. When he <br />constructs a new house, that house will not have an attached garage. <br />Ray Richardson, 3046 Greenbrier Street, reported that he will use his <br />garage for personal storage of automobiles, a boat, and lawn equipment. <br />Richardson described the driveway access to the garage, and noted that he <br />will be removing some of the blacktop that currently exists behind his <br />house. <br />Blesener noted the existing garage, sheds, and concrete slab on the <br />property. Richardson reported that these will be removed. <br />Blesener felt the proposal would be an improvement to the neighborhood. <br />Montour noted that the existing house is approximately 1,300 square feet <br />and the proposed garage is almost 1,500 square feet. Montour suggested <br />that the Code should be reviewed relative to the issue of allowing a garage <br />that is larger than the principal structure. The City Planner indicated that <br />when the 10% rear lot coverage clause was adopted a couple of years ago, <br />this idea was discussed. It was felt, however, that the 10% limit of rear lot <br />coverage was an adequate control. <br />Montour asked about a future attached garage. The City Planner noted <br />that the proposed garage is at the maximum allowed under the Code <br />(1,500 square feet). Therefore, no additional garage space or structures <br />would be allowed on this property. <br />There was no one else present from the general public wishing to <br />comment on this matter. <br />Upon motion by Montour, seconded by Allan, the public hearing was <br />closed. <br />Mr. Montour introduced the following resolution and moved its adoption: <br />RESOLUTION NO.2007-5-122 -APPROVING A CONDITIONAL <br />USE PERMIT TO CONSTRUCT A DETACHED GARAGE <br />CONSISTING OFAPPROXIMATELY I,S00 SQUARE FEET AS <br />REQUESTED BYRAYRICHARDSON, 3046 GREENBRIER <br />STREET, SUBJECT TD COMPLIANCE WITH THE <br />RECOMMENDATIONS OF THE CITY PLANNER AS OUTLINED IN <br />HIS REPORT DATED MAY 3, 2007, AND SUBJECT TO THE <br />MATCHING EXTERIOR MATERIALS ON THE GARAGE AND THE <br />FUTURE NEW HOUSE <br />
