The Planner reported that the Planning <br />Commission has recommended approval of the proposal subject to <br />compliance with the recommendations contained in his report dated <br />November 2, 2007, except for recommendation #2 which would be <br />deleted. The Planning Commission has also asked for a Final Landscape <br />Plan to be reviewed and approved by the City Planner, as well as <br />compliance with any recommendations of the City Engineer relative to <br />drainage. <br />Bob Wagner, broker representing Jess Graba, reported that Midwest <br />Gymnastics is currently located in Arden Hills and has been there for the <br />past 13 years. They would like to purchase the former Knox building <br />which consists of 46,000 square feet. Midwest Gymnastics would retain <br />24,000 to 25,000 square feet and the remainder of the building would be <br />leased or sold to other businesses. Wagner indicated that Midwest is <br />becoming a premier gymnastics facility and would be a great asset for the <br />City. <br />Wagner reported that the proposal would be to redo the exterior of the <br />building and bring the property back to an aesthetically-pleasing <br />condition. Approximately one-half of the parking lot would be redone. <br />He presented a concept drawing of the exterior of the building. Wagner <br />noted that Midwest would occupy the south end of the building with the <br />north portion to be sold or leased. <br />Wagner noted that 46,000 square feet is a lot of space for one user. He <br />also noted that the exterior improvements would be extremely costly, $1.5 <br />million. Wagner indicated that they would like to delay the exterior <br />improvements until they know who the other tenants will be. The tenants <br />will dictate such improvements as additional exterior doors. Wagner <br />reported that all tenants will meet City requirements for this property. <br />Blesener asked the type of tenants that would be expected to occupy the <br />property. Wagner reported that they have been receiving a lot of calls <br />from electrical contractors to heavy indush•ial users. Examples of ideal <br />tenant would be electrical supply and display, office warehouse, or office <br />showroom. Blesener noted that outdoor storage would not be allowed on <br />this property. <br />Wagner described the preliminary landscape plan for the site, and noted <br />that they would like to mirror the landscaping of the union hall. He noted <br />that there would be a six foot strip of grass and shrubs added along the <br />east and north sides of the building. <br />The City Administrator noted that the applicant wants to delay the exterior <br />improvements until there are tenants for the remaining square footage. <br />10 <br />
