MINUTES <br />CITY COUNCIL <br />OCTOBER 24, 2007 <br />BLVD. - Owasso Blvd. He noted that that Variances are considered by the <br />PRECISION City Council acting in its capacity as the City's Board of Adjustments <br />TREE and Appeals. <br />Ms. Allan introduced the following resolution and moved its adoption: <br />RESOL UTION NO.2007-IO-268 - RECESSING AS THE CITY <br />COUNCIL AND CONVENING AS THE BOARD OFADJUSTMENTS <br />AND APPEALS FOR THE CITY OF LITTLE CANADA <br />The foregoing resolution was duly seconded by Montour. <br />Ayes (5). <br />Nays (0). <br />Blesener noted that the City Planner and the Planning Commission have <br />recommended approval of the Variance to allow Precision Tree to relocate <br />their outdoor storage area. Both the Planner and the Planning <br />Commission are recommending denial of the Variances for accessory <br />building size and building materials given that the additional building <br />space proposed will be added to the principal building and since it has <br />been determined that the proposed building materials meet Code <br />requirements. <br />The City Planner reviewed the Precision Tree proposal, noting that they <br />originally applied for a Variance so that they could construct an accessory <br />building on their property at 50 South Owasso Blvd. in excess of the size <br />limit on accessory buildings. Precision Tree has since changed their <br />proposal and will be putting an addition onto their existing building, thus <br />negating the need for accessory building size variance. Given the location <br />of the building addition, it is necessary move their existing outdoor storage <br />area. The Planner noted that at the time Precision Tree was granted a CUP <br />for outdoor storage, the Code allowed outdoor storage area equal to 75% <br />of the building floor area. Since that time the Code has been changed <br />limiting outdoor storage to 25% of the building floor area. The Planner <br />noted that the need to relocate the outdoor storage area triggers the <br />requirement that outdoor storage meet the current ordinance requirement. <br />However, given Precision Tree's proposal to add onto their building rather <br />than construct a large accessory building, it was the Planning <br />Commission's recommendation that a Variance be granted to allow <br />Precision free to move the 3,750 square feet of outdoor storage area they <br />presently have. The Planner presented to the Council draft findings of fact <br />that would supporC the Variance to relocate outdoor storage area. <br />The Planner noted that the third Variance requested is for building <br />materials.
