The site is 1.22 acres in size and is zoned R-1, Single Family <br />Residential. The site is bordered by Bryan Street to the south, single family residential <br />uses to the north and east, and the Boss Road right-of-way to the west. <br />ANALYSIS <br />The applicant is proposing to split an existing single family lot to create a second <br />buildable lot on the north side. All existing structures would remain on the south portion, <br />identified as Parcel A, including a single family home, accessory shed, and hockey rink. <br />A new single family home is proposed for the created parcel, Parcel B. Access to <br />Parcel B will be provided by constructing a portion of the Boss Road right-of-way. <br />Zoning. The subject site is zoned R-1, Single Family Residential. The purpose of the <br />"R-1", Single Family Residential District is to provide for low density single family <br />detached residential dwelling units and directly related, complementary uses. The <br />existing single family and accessory structures on Parcel A, and the home proposed for <br />Parcel B, are permitted uses in the district. <br />Lot Requirements and Setbacks. The following chart illustrates the applicable lot <br />requirements and setback requirements for the R-1 District, as well as what is proposed <br />for both parcels. The construction of Boss Road would make Parcel A a corner lot, and <br />therefore subject to all additional corner lot requirements. <br />
