The subject site is located <br />at 2900 Rice Street and is zoned PUD, Planned Unit Development. <br />CONDITIONAL USE PERMIT <br />In the case of a shopping center or where there are two or more business uses located <br />within one structure or on one property, the approval of a conditional use permit shall be <br />required for the entire complex in accordance with an overall site plan indicating the <br />size, location and height of all signs. A maximum of 15 percent of the building silhouette <br />shall apply to the principal building where the aggregate allowable sign area is <br />distributed among the several businesses. <br />ANALYSIS <br />The subject site contains the Marketplace Center shopping center. The shopping <br />center contains 14 tenants, each with at least one individual wall sign. Recent <br />renovations to the building resulted in a situation where a tenant, Coliseum Billiards, <br />does not have a store front, but merely an entrance into a hallway. Therefore, a limited <br />amount of space is available on the front fapade of the building for a wall sign. <br />
