MINUTES <br />PLANNING COMIv <br />JANUARY 11, 2007 <br />Duray asked about a cul-de-sac at the end of proposed Boss Road. The City <br />Planner indicated that given the 50-foot right-of-way, the cul-de-sac would <br />be smaller than the standard. However, it should be sized so that <br />emergency vehicles can turn around in it. The Planner indicated that there <br />are other undersized cul-de-sacs in the City, i.e. at the end of Australian and <br />Bluwood. <br />McGraw pointed out that if Mr. Boss adjusts the location of his proposed <br />house to address the Berggren concerns, he would still have to ensure that <br />the City's minimum setback requirements are met. The Planner agreed, and <br />noted that when building plans are presented to the City, the Building <br />Official will ensure that setbacks are met. <br />Knudsen noted that the driving issue is preservation of the potential for an <br />additional lot. <br />McGraw felt that ending Boss Road in a cul-de-sac made sense given there <br />is no additional developable land in the area. McGraw stated that his only <br />concern would be for adequate emergency vehicle access. <br />Duray asked if the Boss's preferred the cul-de-sac to stop at the end of the <br />proposed driveway. Jim Boss stated that he would like the cul-de-sac to <br />stop at the point his driveway would begin. They would like Boss Road to <br />be as short as possible. Duray indicated that he was in support of the short <br />street. <br />Socha asked if the Boss house could be placed the long way on the lot. <br />Boss replied that it could not given the floor plan of the house and window <br />location. <br />Mr. Duray recommended approval of the Property Division of 57 East <br />Bryan Street into two single-family lots subject to compliance with the <br />recommendations of the City Engineer as outlined in his report dated <br />January 5, 2007. <br />Motion seconded by Knudsen. <br />Motion carried 6 - 0. <br />VALOR The City Planner reported that Fred Sedaghat, Valor Enterprises, has <br />ENTERPRISES requested that action on his applications be tabled at this time. <br />Mr. Knudsen recommended the tabling of the following applications as <br />requested by Valor Enterprises: <br />-5- <br />
