MINUTES <br />PLANNING COMMISSION <br />MARCH 8, 2007 <br />The City Planner suggested that Messrs. Belin and Vickers meet with the <br />Building Official to discuss that issue. The Planner thought it will be <br />necessary to hire a licensed professional to conduct a test. <br />Knudsen noted that the Commission has a couple of options. They can <br />approve the property division subject to the stipulation that all Code <br />requirements are met, or they can table action until the issue of the fire wall <br />has been resolved. <br />Vickers asked that the Commission move the property division on to the <br />Council. In the meantime, they would try to identify a professional that can <br />determine whether or not the one hour fire wall exists. The City Clerk <br />indicated that a recommendation to approve the property division can be <br />contingent upon the building issues being resolved. The City would not <br />allow the property division to be recorded with Ramsey County until all <br />Code requirements are met. <br />Socha suggested that the Building Official may be able to help the <br />applicants find a professional to verify the fire wall. <br />Duray noted the City Planner's comments relative to drainage and utility <br />easements extending through the structure itself The City Planner <br />indicated that the surveyor can modify the easement descriptions to resolve <br />that issue. <br />Knudsen recommended approval of the property division of 69 and 75 <br />Demont Avenue into two lots, with a zero lot line configuration subject to <br />compliance with the recommendations of the City Planner and the Building <br />Official prior to the finalization of the lot split at Ramsey County. <br />Motion seconded by Duray. <br />Motion carried 5 - 0. <br />VALOR Duray recommended the tabling of the Valor Enterprise applications <br />ENTERPRISES for 3161-3167 Spruce Street listed below until the April planning cycle as <br />requested by Valor Enterprises: <br />Conditional Use Permit for retail motor vehicles sales lot; <br />Conditional Use Permit for outdoor storage of repairable motor <br />vehicles and storage containers; <br />Text Amendment to the City Code increasing the maximum <br />-4- <br />
