7. Invert information should be obtained and added to the plan for all existing
sanitary sewer and storm sewer lines to verify if conflicts exist at any crossing
locations.
Preliminary Plat
1. We have not reviewed the preliminary plat, but our comments from the April
3rd memo to the Planning Commission should be addressed.
General Comments
1. No storm water calculations were provided with this proposed plan.
Calculations for the 2, 10, and 100 year ATLAS 14 rainfall events must be
submitted to ensure rate control and treatment to the required standards are
met before final approval. A geotechnical report for the site should also be
submitted including soil characteristics in the location of the infiltration
practice and an infiltration rate.
2. A Storm Water Pollution Prevention Plan (SWPPP) must be submitted for
approval.
3. There is over one acre of disturbance for the project and therefore a Ramsey
Washington Metro Watershed District and National Pollution Discharge
Elimination System (NPDES) permit will need to be obtained. Documentation
of the permit approvals will be required prior to any work. An approximate
wetland setback is shown on the plan. The Watershed is also the wetland
LGU and it is likely they will require a new delineation of the wetland
boundary to ensure accurate setback requirements are met.
The above items should be addressed and the plans and plat resubmitted with the
SWPPP and the storm water calculations so that a complete review can be completed.
Please contact me if you have any questions regarding the above information at (763)
780-0450 ext. 3.
3 of 3
Memo -050715 -PC (Assisted Living).doc
10062 Flanders Court NE — Blaine, MN 55449 — Ph: (763) 780-0450 Fax (763) 780-0452
You created this PDF from an application that is not licensed to print to novaPDF printer (http://www,novapdf.com)
