MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />APRIL 12, 2007 <br />Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 12th day of <br />April, 2007 in the Council Chambers of the City Center located at 515 Little <br />Canada Road in said City. <br />Vice Chair Tom Duray called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at roll call: <br />PLANNING COMMISSION: Mr. Tom Duray <br />Mr. Scott Barraclough <br />Mr. Jon Hall <br />Mr. Jeff Helmeke <br />Mr. Chuck Pechmann <br />Ms. Katie Socha <br />ABSENT: Mr. Dan Knudsen <br />ALSO PRESENT: Mr. Steve Grittman, City Planner <br />Mr. Joel Hanson, City Administrator <br />Ms. Jessica Jagoe, Code Enf Officer <br />Ms. Vanessa Van Alstine, Cable TV <br />Ms. Kathy Glanzer, City Clerk <br />MINUTES The March 8, 2007 Planning Commission meeting minutes were approved <br />as submitted. <br />RICHIE Mr. Phil Soby, Lauren Development Company, appeared before the <br />PLACE Commission presenting a revised concept plan for Richie Place increasing <br />the 12 single-family lots originally proposed to 16 single-family lots. Soby <br />indicated that based on the City's direction to add road extensions to the <br />east and west for future development, it was possible to make the cul-de-sac <br />longer and change the layout of the south portion of the plat, adding more <br />lots. Soby indicated that in the previous submittal they were working with a <br />500 foot cul-de-sac length. The 500 foot cul-de-sac presented problems for <br />the two or three lots at the end of the cul-de-sac as far as lot width. <br />Lengthening the road to provide for future road connections provided for <br />access to more land and, thus, more lots. <br />Duray asked about the City's maximum cul-de-sac length. The City <br />Planner indicated that the maximum is 500 feet. The City has varied at <br />times from that maximum when there is no other option to fully develop a <br />
