MINUTES <br />PLANNING COMMISSION <br />APRIL 12, 2007 <br />property based on the size and shape of the property. Another reason to <br />vary is when the City has required the addition of road connection for future <br />development of neighboring properties. <br />The Planner noted that the concept proposed is for 16 lots, 3 of which are in <br />Maplewood. The previous concept was for 121ots in Little Canada, <br />therefore, the number of Little Canada lots is increasing by 1. The Planner <br />pointed out that the developer will have to go through the platting process <br />with the City of Maplewood for the lots proposed in that City. The Planner <br />noted that some of the lots in the previous configuration did not meet <br />minimum width requirements. All the lots proposed in this concept meet <br />the City's Code requirements. <br />Duray asked if the R-I zoning would remain in place. Soby replied that it <br />would. Soby noted that the lots meet all Code requirements. <br />Duray asked about tree removal. Soby reporCed that they would follow <br />Code, doing a tree inventory and developing a tree replacement plan. <br />Barraclough stated that he liked the concept proposed with the future road <br />connections provided to both the east and the west. Barraclough felt this <br />was a better concept than the previous submittal. <br />Dave Himmelbach asked how much space would be between houses. Soby <br />replied that setback minimums would be adhered to. However, these homes <br />would be built to suit; therefore, exact distances will not be known until <br />each house is designed. Duray asked the square footage of the proposed <br />homes. Soby replied that single levels will likely be 1,600 to 2,200 square <br />feet. Two stories would be 2,200 to 3,500 square feet. Price ranges would <br />be from $550,000 to $850,000. <br />Duray asked about the rear yard setback for Lot 16. The Planner indicated <br />that the lot meets Code requirements, and noted that the narrowest frontage <br />is considered the front yard. Duray asked what will happen to the cul-de- <br />sac on the west if the road is extended. The City Planner replied that that <br />will depend on what the road extension looks like. <br />Barraclough asked about getting utilities into serve these lots given the <br />grade changes. Soby indicated that a lift station will be needed. The City <br />Planner pointed out that this is a concept review. Engineering, tree <br />preservation, grading details, etc. would be reviewed at the time of <br />Preliminary Plat review. <br />John and Jolene Gores, 2870 Arcade Street, appeared before the Council <br />and expressed concern about the temporary cul-de-sac, questioning what <br />makes this cul-de-sac "temporary".
