MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />JUNE 14, 2007 <br />Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 14th day of <br />June, 2007 in the Council Chambers of the City Center located at 515 Little <br />Canada Road in said City. <br />Chair Dan Knudsen called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at roll call: <br />PLANNING COMMISSION: <br />Mr. Dan Knudsen <br />Mr. Tom Duray <br />Mr. Jon Hall <br />Mr. Jeff Helmeke <br />Mr. Chuck Pechmann <br />Ms. Katie Socha <br />ABSENT: <br />ALSO PRESENT: <br />Mr. Scott Barraclough <br />Mr. Steve Grittman, City Planner <br />Ms. Vanessa Van Alstine, Cable TV <br />Ms. Kathy Glanzer, City Clerk <br />MINUTES The May 10, 2007 Planning Commission meeting minutes were approved <br />as submitted. <br />REZONING Wayne Johansen, Hom Furniture, appeared before the Commission <br />& PUD requesting approval of the Rezoning of the former Levitz property at <br />PERMIT - 3201 Country Drive from Business-Warehouse (B-W) District to Planned <br />3201 COUNTRY Unit Development (PUD) as well as a PUD Permit relative to the use of <br />DRIVE - the property. Johansen indicated that Hom Furniture plans to occupy the <br />HOM majority of the building and would lease the remainder of the building to <br />FURNITURE destination retail users. <br />Johansen explained that Hom's trademark store consists of two stories. <br />They have not yet decided if the building will be remodeled into a two story <br />space. If the right tenant mix is not found, Hom may utilize a one level plan <br />for their portion of the store. Johansen reported that they will retain the <br />building shell, gut the interior and remodel it. Knudsen asked if there <br />would be common area inside for the lease tenants. Johanson replied that <br />they haue not determined the details as yet, but it is a possibility that Hom <br />may have 6 to 8 smaller tenants with a common entrance. There may also <br />be an additional 2 or 3 tenants with their own individual exterior entrances. <br />
