MINUTES PLANNING COMMISSION JUNE 14, 2007 All tenant businesses would have an affiliation to furniture sales in order to draw traffic to the Hom Furniture business. Johansen indicated that Hom's efforts have been directed toward the purchase of this property up to this point, and they have not worked out the design of the building. Knudsen asked about signage. The City Planner reported that Hom Furniture reported that the permanent signage package is acceptable and meets Code requirements. However, Hom is looking for some flexibility with temporary signage until the layout of the building is finalized. They will be putting together a detailed signage package for presentation to the Council at its June 27`h meeting. Johansen indicated that the 15%signage limitation for permanent signage is satisfactory, and Hom would like assurances that the Code would not be changed and they would be required to scale that signage back. Johansen noted the distance that the building is from the freeway, and indicated that the 15% building silhouette limitation provides them with adequate visibility. Knudsen indicated that the 15% limitation would be grandfathered in for Hom Furniture in the event the Code was ever changed. With regard to temporary signage, Johansen reported that Hom has not yet determined which side of the building they will occupy. When they decide, it is likely that they will temporarily be located in one side while remodeling the other. Once the remodeling is completed, they will move over to their permanent location. While this is going on remodeling phase is occurring, Hom would like to switch their signage from one side of the building to another. Duray noted the list of potential uses outlined in the Planner's June 7, 2007 report contains "boat and marine sales (enclosed)". Duray asked about the potential for outdoor storage. Johansen indicated that this use would have indoor storage only. Johansen reported that periodically Hom Furniture would like to have a garden event in the spring or a tent sale. The City Planner noted that the Code allows for temporary outdoor sales/displays subject to obtaining the appropriate temporary license. The Planner indicated that the proposal before the Planning Commission this evening is to consider the rezoning of this property from B-W District to PUD. He noted the proposed ordinance which would establish this property as PUD Zoning District "A" as outlined in his June 7, 2007 report. The proposed Zoning Ordinance would be unique to this property. Johansen stated that Hom Furniture was comfortable with the terms and conditions of the PUD District "A" as proposed by the City Planner. -2-
