MINUTES <br />PLANNING COMMISSION <br />JUNE 14, 2007 <br />All tenant businesses would have an affiliation to furniture sales in order to <br />draw traffic to the Hom Furniture business. Johansen indicated that Hom's <br />efforts have been directed toward the purchase of this property up to this <br />point, and they have not worked out the design of the building. <br />Knudsen asked about signage. The City Planner reported that Hom <br />Furniture reported that the permanent signage package is acceptable and <br />meets Code requirements. However, Hom is looking for some flexibility <br />with temporary signage until the layout of the building is finalized. They <br />will be putting together a detailed signage package for presentation to the <br />Council at its June 27`h meeting. <br />Johansen indicated that the 15%signage limitation for permanent signage is <br />satisfactory, and Hom would like assurances that the Code would not be <br />changed and they would be required to scale that signage back. Johansen <br />noted the distance that the building is from the freeway, and indicated that <br />the 15% building silhouette limitation provides them with adequate <br />visibility. Knudsen indicated that the 15% limitation would be <br />grandfathered in for Hom Furniture in the event the Code was ever changed. <br />With regard to temporary signage, Johansen reported that Hom has not yet <br />determined which side of the building they will occupy. When they decide, <br />it is likely that they will temporarily be located in one side while <br />remodeling the other. Once the remodeling is completed, they will move <br />over to their permanent location. While this is going on remodeling phase <br />is occurring, Hom would like to switch their signage from one side of the <br />building to another. <br />Duray noted the list of potential uses outlined in the Planner's June 7, 2007 <br />report contains "boat and marine sales (enclosed)". Duray asked about the <br />potential for outdoor storage. Johansen indicated that this use would have <br />indoor storage only. Johansen reported that periodically Hom Furniture <br />would like to have a garden event in the spring or a tent sale. The City <br />Planner noted that the Code allows for temporary outdoor sales/displays <br />subject to obtaining the appropriate temporary license. <br />The Planner indicated that the proposal before the Planning Commission <br />this evening is to consider the rezoning of this property from B-W District <br />to PUD. He noted the proposed ordinance which would establish this <br />property as PUD Zoning District "A" as outlined in his June 7, 2007 report. <br />The proposed Zoning Ordinance would be unique to this property. <br />Johansen stated that Hom Furniture was comfortable with the terms and <br />conditions of the PUD District "A" as proposed by the City Planner. <br />-2- <br />
