MINUTES <br />PLANNING Ci <br />JUNE 14, 2007 <br />Dm•ay suggested that another option would be to add 7 feet to the entire <br />front of the Wittner house as well as a foyer. Duray noted that a foyer is <br />allowed to extend into the require front yard area. The Planner indicated <br />that a foyer could extend 5 feet into the required front yard. <br />Knudsen stated that while he has a lot of sympathy for the Wittner's <br />situation, there is no hardship present to warrant the Variance. Knudsen felt <br />the best options would be to either pursue the vacation of 3 feet of Dernont <br />Street or redesign the project. <br />There was no one from the general public present wishing to comment on <br />this matter. <br />Duray stated that the applicants have a couple of options that they can <br />pursue, and agreed that there is no hardship present to warrant the Variance <br />Pechmann recommended denial of the Variance from the front yard setback <br />requirement of 30 feet to accommodate a kitchen addition requested by Paul <br />and Jody Wittner, 231 Demont Street, subject to the Findings of Fact as <br />outlined in the City Planner's report dated June 7, 2007. <br />Motion seconded by Duray. <br />Motion carried 6 - 0. <br />CONCEPT Mr. Scott Benning, Rim Lake Construction, appeared before the <br />REVIEW - Commission seeking concept review for the development of approximately <br />STEINERT 15 single-family lots at 685 and 693 LaBore Road owned by Kevin <br />PROPERTY Steinert. Benning noted that the first concept proposed for this property met <br />some resistance. Based on the input received, a new concept was <br />developed. <br />Benning reported that the property would be developed in two phases. <br />Phase one would consist of eight lots. Phase two would be an additional <br />five lots as well as the remaining Steinert and Hanson parcel, and would be <br />developed at the time that Ray and Kathy Hanson would be willing to join <br />in the development. <br />Knudsen noted that the proposed cul-de-sac exceeds the City's 500 foot <br />maximum. He also noted that the configuration of Lot 1 may necessitate <br />the need for a Variance. <br />The City Planner indicated that it appears the cul-de-sac length is <br />approximately 700 feet long.
