MINUTES <br />PLANNING COMMISSION <br />JUNE 14, 2007 <br />Benning replied that he does not have that information at this point, but the <br />goal would be to retain as many trees as possible. <br />Duray asked the size of homes and price range. Benning estimated the <br />homes to be 1,200 to 1,500 square feet in size and sell for $400,000 to <br />$500,000. Duray stated that he did not want to see very large homes packed <br />into this area. <br />Knudsen noted that the lots are at the City's minimum, and suggested that a <br />good trade off may be to allow a slightly longer than 500 foot cul-de-sac in <br />exchange for larger lots. <br />Mark Scheuble, 2955 Ontario Road, indicated that there is an existing <br />drainage ditch at the back of the Ontario properties. Scheuble reported that <br />significant amounts of water run through this ditch now. Scheuble also <br />noted that a major concern was with the loss of the existing wooded area as <br />a result of this development. <br />Knudsen agreed that efforts should be made to save as many trees as <br />possible. He also noted that there will be ponding requirements for this <br />development. <br />Bill Amadick, 2938 Valento Lane, indicated that the trees on this property <br />are white pines, and felt that the loss of this green space would be a shame. <br />Amadick was also concerned about a cul-de-sac over 500 feet in length, and <br />the potential to develop very large houses on minimum-sized lots. Benning <br />felt the houses that would be developed would fit the character of the <br />existing neighborhood. <br />Tim Mogren, 2918 Valento Lane, asked how deep the lots were. The City <br />Planner estimated the depth at 120 feet. Mogren reported that with lots that <br />shallow, the white pines will be history. He noted that white pines have <br />shallow root systems, and will die when the basements are dug for the <br />proposed homes. <br />Fritz Sagert, 2949 Ontario, asked about the development process. <br />The City Planner indicated that the concept will be reviewed by the City <br />Council at their June 27`h meeting. Following that review, the next step <br />would be for the developer to file for Preliminary Plat. At that point all <br />engineering, utility, storm water, etc. details are reviewed. The Planner <br />noted that a public hearing would be held at both the Preliminary Plat and <br />Final Plat stages providing the neighborhood with additional opportunities <br />for review and comment. <br />-12- <br />
