MINUTES <br />PLANNING COMMISSION <br />JUNE 14, 2007 <br />The City Planner indicated that the signage plan will be more of an interim <br />sign plan than a temporary sign plan that will be used during the <br />redevelopment of the site. <br />Duray recommended approval of the Rezoning of 3201 Country Drive from <br />B-W District to PUD District as well as approval of a PUD Permit for Hom <br />Furniture subject to compliance with the recommendations of the City <br />Planner as outlined in his report dated June 7, 2007 with modification of the <br />Rezoning Ordinance to require that the anchor tenant occupy a minimum of <br />40% of the building space and subject to Hom Furniture submitting an <br />interim signage plan to City staff for review prior to the June 27`h Council <br />meeting. <br />Motion seconded by Socha. <br />Motion carried 6 - 0. <br />CUP FOR Roy French, 2988 Edgerton Street, appeared before the Commission <br />GARAGE - requesting approval of a Conditional Use Permit so that he can construct <br />2988 a 1,500 square foot detached garage on his property. French reported <br />EDGERTON that he discussed his proposal with the ten property owners closest to <br />STREET - him, and submitted a petition from these property owners stating that they <br />FRENCH have no objection to his proposal. French reported that he has lived in Little <br /> Canada his entire life and would like to stay in Little Canada. His proposal <br /> is to remodel additional living space in his existing garage to get everything <br /> on one level. He would then replace his attached garage with the detached <br /> 1,500 square foot garage. This garage space would be for personal use <br /> only. French reported that he has two jeeps he is restoring as well as has a <br /> wood working hobby. The new garage would be used for the storage of <br /> personal vehicles, a boat, and lawn equipment as well as for his hobby. <br />French felt that the proposed location of the new garage has the least <br />amount of impact on his neighbors. He suggested that the alternative <br />driveway location proposed by the City Planner was not feasible given there <br />is a three foot drop in grade along the south side of his property. To put the <br />driveway in that location would require a retaining wall to be built. He also <br />indicated that relocating the new garage to the north side of his property <br />would negatively impact his neighbor's view. French indicated that <br />building the garage on the south side of the lot, as proposed, is works for <br />both him and his neighbors. French reported that the garage will be on a <br />floating slab, stick built, and have a hip roof. <br />Duray asked if the garage will match the existing house. French reported <br />that once the garage is completed, he will be remodeling his house. At that <br />-4- <br />
