MINUTIJS <br />PLANNING COMMISSION <br />JULY 12, 2007 <br />order snow board distribution. The House needs to have the expansion in <br />place and ready to go by October 1S` <br />Poindexter reported that The House has been working toward this <br />expansion over the last three years, and had to resolve some title problems <br />with their property before they could move forward. <br />Poindexter described the site plan, noting the building expansion area, <br />parking area, and green area. He indicated that the property will be <br />regraded so that a 3 to 1 slope can be maintained. An infiltration system <br />with an underground holding tank will be installed. Run-off will percolate <br />into this system and then into the surrounding ground water. If a large <br />storm occurs, the system has an overflow feature which will allow run-off <br />to flow back into the existing storm drains and then toward South Owasso <br />Blvd. <br />Knudsen asked about the landscaping of the site. Poindexter reported that <br />the green area will be natural grasses and trees. It will be aesthetically and <br />environmentally correct for the area. <br />Knudsen asked how far the parking lot would be from the Zoch property <br />line. Poindexter replied that it would be approximately 75 feet at the closest <br />point and 100 feet at the furthest. <br />Knudsen asked about engineering review. Poindexter reported that a full <br />set of documents were delivered to the engineer yesterday. Knudsen noted <br />that any recommendation for approvals would have to be subject to the City <br />Planner's and City Engineer's review and approval. <br />The City Planner reported that from his quick review of the plans, it appears <br />that the property division and combination meets code requirements. The <br />Planner indicated that he will have to confirm that setbacks are being met. <br />The Planner also indicated that the rezoning is not a significant issue as the <br />line is being shifted 125 feet to the south. The Planner noted that there is <br />some grading and plantings proposed off site and asked if The House had <br />obtained the permission of the adjacent property owners. Poindexter replied <br />that they had. <br />Duray asked if the wooded area to the south of The House is what is being <br />purchased. Poindexter replied that The House already owns a portion of <br />this wooded area and the Zoch's own the rest. The House has a conditional <br />purchase agreement with the Zoch's for this additional 125 feet. <br />The City Planner pointed out that the development and grading that is being <br />proposed will result in the woods being eliminated. The proposal would <br />also cut down the existing slope to a 3 to 1 grade. <br />-3- <br />
