MINUTIJS <br />PLANNING COMMISSION <br />JULY 12, 2007 <br />Knudsen asked if the parking proposed was adequate. The City Planner <br />replied that it appears to be adequate, and there would be room on the site <br />for additional parking. <br />Duray asked about the appearance of the building once the addition is <br />added. Poindexter reported that they will be removing the graphics from <br />the building. He also indicated that the building will be uniform in <br />appearance with an identical finish on both the old and new sections of the <br />building. <br />The City Planner noted that once the property division and rezoning is <br />approved, the building addition is a permitted use. Building review will be <br />apart of the building permit package handled by the Building Official. <br />Kim Walsted, Yorkton Ridge, asked if the front of the building had a <br />different ownership. Poindexter replied that it did not. He indicated that a <br />portion of the building is occupied by one of their affiliated companies. <br />That company will be moving to another location, and The House will <br />occupy the entire building. <br />Walsted pointed out that during semi-annual sales held by The House, on <br />street parking on Condit Sheet creates a traffic jam. Poindexter reported <br />that The House holds a swap meet once per year, which they plan to <br />continue. He did not feel there would be any more traffic to the swap meet <br />than there has been in the past, and pointed out that they obtain a parking <br />permit from the City for this sale. <br />Knudsen asked if The House would be adding employees. Poindexter <br />replied that a few may be added. During the winter they have 60 to 70 <br />employees and are down to 35 to 40 the remainder of the year. Poindexter <br />stated that 95% of their business is mail order and Internet. There is a small <br />showroom in the building, and they have a small amount of walk-in <br />business. <br />Knudsen stated that he was inclined to move this matter on to the Council <br />even though the City Planner and City Engineer have not had time to do a <br />detailed review. <br />Knudsen recommended approval of the Property Division dividing the north <br />125 feet from the Zoch property at 2945 Condit Street and adding it to The <br />House property at 300 South Owasso Blvd. East subject to review and <br />approval by the City Engineer and the City Planner. <br />-4- <br />
