MINUTES <br />PLANNING COMMISSION <br />NOVEMBER 8, 2007 <br />that Drywall Supply will continue to occupy the building until they <br />constiuet a new building on their back site. <br />Wagner stated that the City will not have an issue with any of the tenants or <br />owners that they eventually bring into the former Knox building. Wagner <br />again stated that they do not want to tear out the curbing on the east side of <br />the property as recommended by the City Planner. Wagner also stated that <br />they do not want to install additional curbing on the west side of the <br />property if that curbing will interfere with the natural drainage of the <br />property. Wagner explained the natural drainage of the site. He also noted <br />that the west side of the property is not visible from the street. Wagner <br />stated that they are agreeable to adding landscaping, but do not want <br />plantings that are tall and hide the building. Wagner also stated that they <br />need the freeway sign to stay. <br />Duray suggested that the City Engineer look at the drainage issue and make <br />a determination on whether or not the curbing recommended by the City <br />Planner would interfere with drainage. The City Planner stated that he <br />would defer to the City Engineer on this issue, but pointed out that usually <br />curbing is recommended by the Engineer to control drainage. <br />Duray noted that the City Code would require the property to be curbed. <br />Wagner pointed out that there is currently no curbing in this area. Duray <br />indicated that this is a new project and the time to bring the property into <br />conformity with the Code. Duray stated that he would like the City <br />Engineer to review the drainage and make a recommendation to the City <br />Council. <br />Wagner suggested that the installation of curbing would create drainage <br />problems on this site that do not currently exist. <br />Knudsen pointed out that no signage plan has been submitted. The City <br />Planner indicated that the current pylon is non-conforming, and recollected <br />that it was too high. The Planner indicated that he was not sure if the sign <br />size was conforming. The Planner pointed out that the City allowed the <br />pylon to remain in place when Drywall Supply purchased the property, with <br />the stipulation that it would be brought into conformance when the former <br />Knox site was redeveloped. The Planner indicated that this would mean <br />that the sign must be lowered significantly to a maximum height of 25 feet. <br />Wagner indicated that they would be agreeable to lowering the pylon to 25 <br />feet if that means the sign can remain. The Planner indicated that he would <br />have to review the sign size as well. <br />Duray asked how the sign would be used. Wagner indicated that the sign <br />would advertise Midwest Gymnastics.
