Wagner reported that they have not submitted a sign <br />application since there are too many unknowns relative to future tenants or <br />owners of the property. Wagner suggested that a monument sign may be <br />added to direct customers to Drywall Supply and for signage for other <br />building tenants. <br />The City Planner indicated that relative to his recommendation about <br />eliminating parking on the east property line and relocating the existing <br />curbing, he modified that recommendation to state that as long as the <br />existing green area remains, then the existing curbing can remain as well. <br />The Planner also noted that his recommendation relative to landscaping <br />does not intend that landscaping that would screen the building must be <br />used. <br />Wagner indicated that they intend to have five foot landscaped areas on the <br />north and east sides of the building mirroring the landscaping at the Painters <br />Union building. He indicated that they intend to eliminate the old entry <br />area and need some flexibility as to where new entries can be installed. <br />Knudsen noted that the remaining issue is storm sewer and drainage. <br />Knudsen suggested that any approval could be contingent on the City <br />Engineer's review and recommendations. Knudsen asked if parking was <br />adequate. The City Planner replied that the site exceeds parking <br />requirements. <br />Wagner noted that there are currently two overhead doors on the west wall <br />of the building, and they may want to add an overhead door or two. <br />Wagner noted that the west wall is not visible from the freeway. <br />Knudsen asked about the landscaping. The City Planner noted that the <br />applicant will have to submit a revised final landscape plan for review. <br />Knudsen indicated that approving a PUD Permit when only half the <br />occupancy is known is somewhat dicey. He noted the Planner's indication <br />that any use that would fall under the B-W Dishict uses would not require <br />additional approvals. Knudsen also noted that signage would have to be <br />brought into compliance with the Code and the City Engineer would have to <br />review drainage. <br />Duray felt the building improvements proposed would be a great <br />improvement. He agreed that timelines are dicey, but felt the applicant had <br />good intentions. <br />Knudsen stated that the City wanted to avoid the situation where the <br />building improvements are never made.
