• 376,000 square feet of office space <br />• 54,000 square feet of laboratory space <br />• 32,500 square feet of manufacturing space <br />• 12,500 square feet of employee amenity space <br />• 1,600 associated parking spaces proposed <br />• 2,253 associated parking spaces planned (proof of parking) <br />The existing St. Jude campus, or Lillehei Campus, contains 112,500 square feet of <br />office, laboratory and manufacturing space with accessory parking on a 37 acre site. <br />The following review will focus primarily on Phase one of the proposed expansion. <br />Phase One of the project will consist of approximately 180,000 square feet of office, <br />laboratory, light manufacturing and employee amenity space in one building and <br />approximately 450 parking stalls. Said building will be three stories in height on the <br />north side and four stories in height on the south side. The laboratory spaces are <br />proposed to be similar to those within the existing buildings on the Lillehei Campus and <br />used for medical devices. The light manufacturing spaces are also primarily for light <br />manufacturing devices that the applicant does not anticipate any environmental impacts <br />or noise generation beyond that of a typical office building. <br />The site is bordered by County Road 62 to the north, the Cobblestone townhomes to <br />the south, a school for specialized learning to the west and the existing St. Jude <br />Campus to the east. <br />Phase One. Phase One of the expansion project is proposed to consist of the <br />following: <br />• 2.73 acres of building coverage <br />• 8.6 acres of parking, walks, and drives <br />• 5.32 acres of Type 1-8 wetlands <br />• 22.65 acres of wooded forest <br />• 7.25 acres of landscaping/green space <br />• .64 acres of stormwater ponding <br />Rezoning. The applicant is requesting approval of Rezoning the 10 acre site from P, <br />Public to PUD, Planned Unit Development. A Comprehensive Plan Amendment was <br />approved by the City on July 25, 2007 to change the land use designation from Public <br />or Institutional to Regional Commercial. In that regard, the proposed zoning designation <br />is consistent with the Comprehensive Plan designation for the site and consistent with <br />the zoning of the adjacent St. Jude site. <br />Preliminary Plat. The applicant is proposing to plat the site as Lot 1, Block 1 and Lot 2, <br />Block 1. Lot 1 is approximately 11.61 acres in size and is located on the west side of <br />the site, including phases one and two of the proposed expansion area and a small <br />portion of the existing campus parcel. Lot 2 is approximately 34.62 acres in size and <br />contains the majority of the existing St. Jude campus, as well as the commons building <br />that is connected to both the existing and new office buildings. <br />
