Access. Access to Lot 1, Block 1, including Phase One of the expansion area will be <br />provided at two points off County Road B2. One access is located on the far northwest <br />corner of the site, entering directly into the parking area. The second access is located <br />between the parking structure and the proposed building, circulating around the building <br />entry. A service drive is also proposed from County Road B2 with access to the east <br />side of the Phase One building. All access drives are staggered in comparison to the <br />existing curb cuts for the middle school campus on the north side of County Road 62. <br />All internal access drives are a minimum of 24 feet in width, wide enough for two-way <br />traffic. <br />Pedestrian access will be accommodated by an existing sidewalk on the south side of <br />County Road 62 and a sidewalk extending south the County Road 62 into the site. A <br />pedestrian link is proposed between the Phase One technology center and the <br />commons area and between the commons area and an existing building on the west <br />side of the Lillehei Campus. <br />Parking. The parking requirement for professional offices is three spaces plus at least <br />one space for each 200 square feet of floor area. The parking requirement for <br />manufacturing facilities is one space for each 350 square feet of floor area. A total of <br />175,000 of gross floor area is proposed for Phase One of the expansion. An additional <br />150,000 square feet of lab, manufacturing, storage, and mechanical space is proposed <br />for Phase Two. Of this total area, 10 percent is anticipated to be utilized for hallways, <br />utilities, restrooms and the like. Therefore, the parking requirement for the expansion <br />area is as follows: <br /> Floor Area -70% S aces Re uired <br />Phase One Office- 96,525 square feet <br />Lab/Manufacturin - 60,975 s uare feet 486 spaces <br />175 s aces <br />Phase Two Office- 90,000 square feet <br />Lab/Manufacturin - 45,000 s uare feet 453 spaces <br />129 s aces <br />Total Re uired 1,243 s aces <br />The applicant is proposing to construct 450 parking stalls for Phase One. If needed, <br />said stalls may be constructed within atwo-level parking deck. An additional 400 <br />parking stalls are proposed within this deck and a surfaced lot for Phase Two. The <br />number of parking stalls proposed has been calculated by the applicant based on <br />estimated need for occupants and visitors. To account for the deficit in required <br />parking, the applicant is proposing proof of parking for the remaining 393 stalls. <br />Additional parking may be constructed on the site be adding a level to the parking deck. <br />If structured parking is utilized, the lowest level will be one level below the building <br />entrance. <br />A future 12,500 square foot one story building on the existing campus, proposed a part <br />of a future phase, will be accommodated by 261 additional parking stalls and proof of <br />parking. <br />3 <br />
