The site is 7.71 acres in area and is zoned R-1, single family residential. The applicant submitted a concept plan in March of 2007 which reflected the general layout of the current preliminary plat. Previous concept planning issues related to future street connections to the east and west, the extent of the wetland boundaries in and around the plat property, drainage and stormwater control, and location of the cul-de- sac, as well as coordination with Maplewood on the three lots that would be outside of Little Canada's jurisdiction. Zoning. The site is zoned R-1, Single Family Residential. The purpose of the R-1, Single Family Residential District is to provide for low density single family detached residential dwelling units and directly related, complimentary uses. Comprehensive Plan. The subject site is designated far low density residential uses in the City's Comprehensive Plan. The Comprehensive Plan contains several goal statements for the East Portion of the City, where the site is located. One such goal is to maintain and improve the East Portion of the City as a safe, viable, orderly, productive and enhanced environment for the residents of the City.
