the City. The Plan states the future development in this section of the City shall <br />maintain or enhance the existing cohesive land use pattern. <br />ANALYSIS <br />The applicant is proposing 16 single family units on a 7.7 acre site. The site is <br />comprised of three parcels, two of which are within the City of Little Canada. The <br />southern triangular piece is within the City of Maplewood. This piece contains three lots <br />adjacent to the border with the City of Little Canada, and the remainder of this parcel <br />has been designated as common open space. The portion of the site located within the <br />City of Little Canada is 5.5 acres. <br />The single family homes will primarily be arranged along anorth-south public street. <br />The site will be complimented by two stormwater ponds within outlots and a common <br />open space area to the south within the Maplewood jurisdiction. The site is bordered by <br />single family residential uses to the north, east, and west, and the City of Maplewood to <br />the south. Staff has recommended that, subject to the Park Commission comments, the <br />open space outlot be eliminated by extending the lot lines through to the south. <br />With regard to coordinating the Maplewood, the applicant will need to file a preliminary <br />plat request to that City for the 3 separate lots south of the corporate limits line. Prior to <br />final platting of the development, jurisdiction over these lots, along with utility service to <br />the area, will need to be resolved. <br />Lot Requirements and Setbacks. The underlying zoning of the site is R-1, single <br />family residential. The following chart illustrates the performance requirements for the <br />R-1 District, as well as what is proposed for the site. Only the units and acreage within <br />the City of Little Canada are included in the calculations below. The three Maplewood <br />lots appear to meet the Maplewood lot size requirements, and would also comply with <br />Little Canada regulations if applicable. The only issue relates to <br />Lot 16 which, due to the presence of the adjacent parcel, results in a wide, shallow lot. <br />The applicant has indicated that the building pad for this site is variable. The building <br />pad illustrated on the plat appears to meet the setbacks. The applicants are cautioned <br />that variances for setbacks on newly platted lots are highly unlikely. <br />2 <br />
