September 5, 2007 File: 120093E-0240 Honorable Chair and Planning Commission City of Little Canada 515 Little Canada Road East Little Canada, MN 55117-1633 RE: RICHIE PLACE SUBDIVISION CITY OF LITTLE CANADA Dear Planning Commission: We have reviewed the submittal package for the proposed Richie Place Subdivision located to the south of Labore Road. The submittal documents contained Plans, Lift Station Design Calculations, Soil Testing/Analysis, and Stormwater Calculations completed on August 27, 2007. Based upon our review we would offer the following comments. Site Plan 1. The entrance radius to the cul-de-sac should be 35-feet measured from the back of the curb. 2. The cul-de-sac should have a 90-foot diameter, which would be measured from the face of the curb. Grading Plan and Pad Grading Holddown Plan 1. The V-Ditch proposed should be changed to a trapezoidal ditch with a 4-foot bottom. 2. A note should be made on the plans to inform the Contractor that holddowns will only be allowed on the building pads. All other areas of the project shall be graded to the elevations as shown on the plans. 3. The individual lot infiltration trenches proposed for Lots 1 thru 10 can be installed. However, these individual systems will not be allowed to be accounted for in the treatment, infiltration, and rate control calculations for the development. The grading plan and ponds should be revised to accommodate all runoff from the site for treatment, infiltration, and rate control. 4. To ensure future connectivity to the east stubbed road; please provide a possible vertical alignment for this future extension. 5. Please note the HWL on the plans for both proposed ponds.
