Planning Commission <br />September 5, 2007 <br />Page Two <br />The emergency overflow elevation should be 1-foot higher than the high <br />water level of the ponds. <br />Access routes to and around the infiltration ponds should be noted and <br />provided within drainage and utility easements for future maintenance of the <br />ponds. <br />Erosion Control Plan <br />1. The silt fence should be connected in the southwest corner to form one <br />continuous line of silt fence. <br />2. The seed mixture to be used for restoration shall be a residential turf mixture <br />except for the infiltration pond bottoms. The watershed should be consulted <br />as to the seed mixture and plantings within the pond area to make the ponds <br />an amenity to the development. <br />3. Erosion control blanket shall be placed on all slopes 3:1 or greater, no <br />hydroseeding will be allowed on slopes 3:1 or greater. <br />4. The riprap to be specified shall be a Mn/DOT class. Please specify a class <br />that will be used. <br />5. Inlet protection to be used once curb and gutter has been installed shall be <br />changed from a Dandy bag to a Wimco. <br />Utilities <br />1. Please add a hydrant between Lots 4 and 5. <br />2. A note should be added to the watermain plan requiring that all watermain be <br />encased in poly. <br />3. A note should be added to the watermain and sanitary plans noting that all <br />bends shall be ductile iron. <br />4. A tracer wire shall be provided for the plastic forcemain and on every service <br />from the mainline to the property line. All tracer wire shall be 12 gauge <br />copper clad steel wire with a stainless steel core, copper cladding, and be <br />insulated with high density polyethylene (HDPE coating). The tracer wire <br />shall have a minimum tensile strength of 1150 pounds. In-line splices shall <br />be compression splices using 3M cast kit or approved equal. <br />5. The forcemain should terminate on the development (southeast) side of <br />Labore Road into a new manhole and a gravity line run to the existing MCES <br />line. It should be noted that MCES will need to approve the connection to <br />their sanitary manhole/line. <br />6. A paved access drive to the lift station will need to be provided for vehicle <br />access to the lift station for maintenance and operation. The access should <br />be constructed to ensure that equipment can directly access the lift station <br />hatches for pump removal and lift station cleaning. <br />7.
