Planning Commission
September 5, 2007
Page Three
8. The location of outtall B shall be moved to the northeast corner of the east
pond.
9. All utilities shall have a separation that is equal to or greater than twice the
pipe depth from any proposed building pad. It appears as if the storm sewer
line between Inlet Al and Inlet A2 does not have that required separation.
Please review and make any revisions as necessary.
10. Maximum allowable distance between sets of catchbasins is 400 feet.
Please review the storm sewer layout and add additional sets of catchbasins
as necessary. Also submit the actual gutter spread for each set of
catchbasins with the storm drainage calculations.
Detail Sheets
1. It seems as if the pipe material proposed on the utility sheets varies from
what is shown on the outlet structures' details. Please review and correct as
needed.
2. It appears that the bottom elevation of the east pond is incorrect on the
grading plan. The outlet structure detail and stormwater calculations both
use an elevation of 871.00, while the grading plan shows an elevation of
872.00.
3. A geotechnical report for the pavement design must be provided. The
pavement section should be designed based on a twenty-year life span.
Lift Station Detail Sheet
1. An electrical plan and the specifications for the proposed lift station should be
submitted for review.
2. A permanent on-site generator will be required for lift station operation during
power failures. A standard City dialer shall also be provided for the station.
stormwater Management Calculations
1. It appears as if all existing building(s) and driveways are not shown on the
pre-developed conditions. Please review this and modify the stormwater
calculations as necessary.
2. The drainage boundary line between Pre-West 1 and Pre-Northeast appears
to be inaccurate. It appears as if the existing contours show that a larger area
is draining into Pre-Northeast area and not into Pre-West 1. Please review
and revise the drainage areas accordingly.
3. Pre-West 1 stormwater calculations should be routed thru Pre-West 2 since
the existing drainage pattern directs the runoff from Pre-West 1 area to Pre-
West 2 area.
4. It appears as if the channel flow for the areas Pre-West 1 and Pre-West 2 are
located inside a wooded area. The runoff lengths are calculated using
grassed conditions. Please review and make changes as necessary.
Ltr-090707-PC
10062 Flanders Court NE, Blaine, MN 55449 -Phone: (763) 780-0450 -Fax: (763) 780-0452
