Summary and Recommendation <br />The plat for Whispering Pines appears to address most of the concerns that were raised <br />at the concept review level. However, there are a few outstanding issues, summarized <br />as follows: <br />a. The plat submission does not include a tree preservation plan or landscaping <br />plan that would identify tree removal and proposed replacement plantings. <br />b. The proposed plat includes an Outlot that does not have an identified purpose. <br />The applicant should explain the use of the outlot, and how the plat will provide <br />access and subdivision potential for the adjoining parcel. <br />c. The applicant should consider redesign of the lot line for Lot 6, Block 1 in an <br />effort to increase curb frontage. <br />d. The applicant has applied for a variance to cul-de-sac length, with an explanation <br />that the additional length is necessary to accommodate the buildable area of Lot <br />1. It would be beneficial to have an illustration of this conflict in support of the <br />variance request. <br />The City Engineer has reviewed the plat and has some comments related to pond size; <br />stormwater calculations, and other notes.
