~I~RIN6 ~ ~ASSO(I~T~S <br />TAU6 UORTU <br />November 2, 2007 <br />File No. 120101 E-0240 <br />Honorable Chair and Planning Commission <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117-1633 <br />RE: Whispering Pines Development <br />City of Little Canada <br />Dear Planning Commission: <br />We have received plans and drainage calculations for the Whispering Pines Development. The <br />development is located to the North of Lahore Road, between Valento Lane N and Ontario <br />Road N. The submittal documents were prepared by E.G. Rud & Sons, Inc, and Plowe <br />Engineering and the revision date on the plan is September 28, 2007. Based upon our review, <br />we have the following comments: <br />Preliminary Grading Plan <br />1. The proposed 916 contour along the west side of the development is incorrectly labeled <br />as 917. A maximum slope of 3:1 will be allowed along the west side. <br />2. Based on the garage floors noted and the proposed 918 contour, it appears that the <br />driveway grades will be approximately 8 to 10% for Lots 2, 3, and 4. Driveway grades <br />should not exceed 6%. The final plans must provide driveway grades as well as the <br />proposed lowest floor elevation and lowest opening elevation along with the garage <br />floors shown. <br />3. Atypical street section will need to be shown on the final plans. <br />4. An emergency overflow elevation and path should be provided for Pond 1. The overflow <br />path must be within the drainage and utility easement or right of way areas. <br />5. It should be noted that all drainage and utility easement areas must be graded to final <br />grade and turf established as part of the overall development grading. <br />6. Silt fence should be installed on the north, south and the southeastern portion of the <br />development. <br />7. An emergency overflow area should be provided for the infiltration basin P1. <br />8. Additional detailed topography of the existing drainage swale and new pond outlet <br />should be provided for the proposed storm water pond in the northwest corner of the <br />site. <br />Preliminary Utility Plan <br />1. As previously noted, a plan and profile sheet will be necessary for review and approval <br />for the utilities. <br />2. It appears that there is a proposed watermain line that runs in between the settling basin <br />and infiltration Pond 1.
