It is anticipated that phases will cross over multiple <br />years. <br />PUD Final Stage Plan/Final Plat <br />A land use application for PUD Final Plan/Final Plat shall be required. <br />FINDINGS OF FACT <br />The following are Findings of Fact as related to the land use decisions for the <br />Comprehensive Plan Amendment, Rezoning and PUD Development Stage <br />Plan/Preliminary Plat. <br />Comprehensive Plan Amendment, page 3-26 Growth Management PolicX <br />The applicant is requesting approval of two minor amendments to the Comprehensive <br />Plan: <br />1. Land Use Guide Plan Map Amendment. The northwestern 10 acres of the <br />development is a parcel that is guided Urban Reserve in the Comprehensive Plan. <br />The applicant is requesting that this property be re -guided to Mixed Use to be <br />consistent with the remainder of the project. This piece was not part of the <br />previous Hardwood Creek project and consequently was not included in the <br />original Mixed Use designation. <br />2. Utility Stage Plan Map Amendment. The southern 2/3 of the property is located in <br />the Stage I Planned Service Area (2008-2015) and the northern 1/3 of the <br />property is located in the Stage I service area. The applicant is requesting a map <br />24 <br />
