Mattamy Homes Limited <br />Minneapolis Division <br />The 44' wide lot neighborhood (SW corner of site), will have a small private pocket <br />park/playground. This will be maintained by the Homeowners Association. <br />As part of the private amenity offerings for Watermark, a 5000 sf recreation center will be <br />constructed. This will include a full-sized exercise room, some office space, small kitchen area <br />and a large meeting area. An outdoor patio area will be attached to the Rec Center for the use of <br />the Watermark residents. Like the other neighborhood amenities, this will be maintained and <br />operated by the HOA. <br />Open Space. As discussed above, there is approximately 62 acres of public park/open space <br />surrounding all the stormwater ponds, and existing and created wetlands that are intended to be <br />dedicated to the City. Additionally, there are 13 acres of private open space and 67 acres of open <br />water, existing and proposed wetlands. <br />Transportation. A transportation consultant was retained to determine traffic volumes both <br />within the proposal and at the periphery. This was used to determine street widths and sidewalk <br />locations. Mattamy has met with Anoka County regarding improvements to CR 54; these <br />suggestions have all been incorporated into the design of the proposal. Mattamy will be required <br />to make improvements to CR 54 to allow for various protected turning movements <br />Sidewalk is proposed on one side of all streets except on cul-de-sacs. Pedestrian facilities are <br />proposed on both sides of the 20th Ave. extension. <br />House Styles/Lot Sizes <br />House plans and lots sizes have been reviewed with the Council previously but will generally be <br />discussed again as part of this narrative. The intent of proposing many different homes and lot <br />sizes is to: <br />1. Provide different price points. The cost of a developed lot in this project is about <br />$1400/front foot. For each 10' of lot width, we can expect at least a $14,000 difference <br />in price. <br />2. Provide different floor plans and overall square footages. In today's market, many <br />people are choosing smaller, more energy efficient homes. Family sizes are getting <br />smaller, kids are active in many out -of -the -neighborhood activities; the yard is less <br />important (except in the case of the rear yard as we indicated in a previous <br />presentation). <br />
