monotony code to ensure variety in the housing products, but these exterior materials must be <br />submitted for staff review and City approval as part of the PUD final stage plan and final plat for <br />phase I of the project. The exterior materials should ensure that the design of homes elevations <br />be varied with a minimum of five different styles provided in the development and that homes in <br />proximity to each other not look alike in terms of the combination of color of siding, accent and <br />roofing materials. The home under consideration will be compared to the two homes on each <br />side and to the three homes directly facing it. <br />Furthermore, staff believes that due to the high visibility of the homes in this PUD, the City <br />should require a higher level of design on the single family home elevations that that are visible <br />from 201h Avenue (CSAH 54), Street A, Street E and the public park. While the front elevations <br />of the homes have articulation and a variety of exterior materials, the side and rear elevations of <br />the single family homes are generally plain, flat walls. Because the home elevations that face <br />these facilities will be so visible, staff believes that one of the PUD benefits of the project could <br />be a higher level of design on these faces. This should include one of the following three <br />architectural features for those homes visible from these streets and the public park: <br />A minimum of 4 inch window trim on side and/or rear elevations to match the <br />dimensions of the front elevation. <br />2. Incorporate trim and banding in complementary colors to add interest and variety to the <br />side and/or rear elevations. <br />3. Incorporate more than one exterior material and/or style on the side and/or rear <br />elevations. <br />The developer shall provide staff with revised plans showing how the intent of these standards <br />will be met. <br />The developer shall also provide a map highlighting the applicable single family lots. <br />Townhomes <br />The Watermark project includes 165 townhome units in thirty-three (33), 4-to 6 unit buildings. <br />Each building has a different floor plan for each unit (e.g. Tanager, Albans, Jennings, Halstead <br />and Maxwell). One of the end units, the Tanager, has the main entrance of the home on the side. <br />Mattamy is proposing three unique building facades for each elevation of their townhomes. A <br />variety of color packages will also be incorporated into the townhome development. It is <br />proposed to develop the townhome neighborhood in three separate phases. <br />A landscape screen (planting, berm or fence) is not required between the townhomes and Street <br />A. The end units of the townhomes facing Street A will be the "Tanager" elevation that provides <br />a main entrance and higher aesthetic value. <br />The following minimum architectural standards shall be incorporated into the townhome <br />neighborhood: <br />M <br />
