1. A minimum of three (3) unique building facades (A, B and C) for each elevation of the <br />townhomes shall be provided. <br />a. A table of architectural fagade data shall be included for each elevation. <br />2. A unique building color package shall be included for each phase of development. <br />3. At no point will the same fagade and same color package be specified on buildings that <br />are immediately adjacent to or directly across the road from each other. <br />4. A minimum of 4 inch window trim on side and/or rear elevations to match the <br />dimensions of the front elevation. <br />5. In no case shall any exterior material be less than 10%. <br />6. Front elevations shall have a combination of 3 exterior materials and/or styles. <br />a. At least 60% (e.g. two of the three buildings) of the facades in each phase shall <br />include brick, stone or stucco on the front elevation. <br />7. Rear elevations shall have a combination of 2 exterior materials and/or styles. <br />8. Rear elevations shall include some vertical trim or element to break up the longer <br />horizontal planes. <br />9. Side elevations that are exposed to roadways or open space and are highly visible will <br />incorporate architectural details to match the front fagade (e.g. the Tanager and the <br />Maxwell Side (exposed)). <br />10. Side elevations that are not exposed to roadways or open space shall require only one <br />exterior material (e.g. Maxwell (unexposed)). <br />11. Decorative garage doors are required on all units. <br />a. At least 60% of the buildings shall have decorative garage doors with windows <br />for any given development phase. <br />RECOMMENDATION <br />Staff recommends approval of the Watermark Comprehensive Plan Amendment, Rezoning and <br />PUD Development Stage Plan/Preliminary Plat subject to the following conditions: <br />1. Comments from WSB Plan Review Letter dated April 6, 2016 and May 4, 2016 shall be <br />addressed. <br />2. Comments from the Environment Board Staff Report dated April 27, 2016 shall be <br />addressed. <br />3. Streets and Trails <br />a. Cul de sacs on Street F, K, L, P and Q exceed 500 feet in length. <br />i. Fire hydrants shall be located every 300 feet. <br />ii. Roadway width shall be 32 feet back to back. <br />iii. A trail connection shall be made off the cul de sac of Street L to Street B. <br />b. Temporary cul de sacs shall be required at the north end of Street D and at the end <br />of any street that terminates between development stages. <br />c. Trail corridors shall be a minimum of 20 feet wide. <br />i. Revise corridor between Lots 436 & 437. <br />ii. Note for corridor from Street L to Street B. <br />d. Sidewalk shall be extended along the north side of Street D to CSAH 54/20th <br />Avenue N. <br />5 <br />
