Ms. Katie Larsen
June 2, 2016
Page 3
2. Redesign the storm sewer between CBMH 166 and CBMH 165 so there is sufficient
room to keep future maintenance within the right of way (currently pipe is within 5' of
the right of way).
3. Add catch basins as necessary to eliminate the use of valley gutter on new streets.
(Rosewood St south)
4. Identify FES structures with their corresponding structure numbers on the plans.
5. The eastern cleanout on the temporary outlet pipe of the Outlet Control Structure should
be on the north side of the junction instead of the east.
6. Provide a typical detail showing draintile installation including location relative to the
street and material type.
7. Show all casting types used in curb lines as R-3250-A or R-3250-1 (circular).
8. Match crowns if possible for CBMH 181.
STREETS
1. The applicant is to revise the street and typical street sections to show the five foot
sidewalk located one foot inside the right of way. The four foot wide utility trench
should be shifted completely out of the right of way and the curb stop will remain at 6
feet outside of the right of way.
2. The City should consider if a temporary cul du sac is required at the end of Cypress
Street.
3. Add a note to the typical street sections to seal the joints running between the edge of the
bituminous street and the concrete curb with mastic joint sealant.
4. Show sidewalks located southwest of the intersection of Cypress St and the northern end
of Rosewood St at one foot inside the right of way. Modify pedestrian ramps as
necessary.
5. There is an alternate street section given that shows it may be used in place of performing
a test roll at the direction of the geotechnical engineer. The City would require
preapproval of its use and would maintain test rolling as the first option.
6. The road profile at the south end of Rosewood St at Cypress St is to be modified such
that the profile does not exceed a 2 percent grade within 100 feet of the intersection.
7. Temporary cul de sacs shall be enlarged to meet the minimum 46 feet back to back City
size requirement to allow for access of emergency vehicles, garbage trucks, etc.
S:\CommwityDevelopmmt\Projeas\Plnning Cases\NorthPointe\4th Addition -Final Plat\Staff Repoes\20160608 PZ\2 20160602 Engineering Review Northpoi
