2. No lots shall extend into the delineated wetland boundary. <br />a. Lots 19, 20 and 23, Block 1 shall be revised. <br />These lots may extend into the wetland boundary. <br />3. Lot 23, Block l does not meet the 80 foot lot width requirement and shall be <br />revised. <br />The right of way has been revised and Lot 23 now meets the 80 foot wide lot requirement. <br />4. It shall be noted that Lot 9, Block 1 will have limited ability to construct <br />accessory structures or decks due to 150 feet setback requirement from OHWL. <br />The preliminary plat shall include the word "accessory ". <br />5. The driveways on Lot 3 and Lot 4, Block 1 shall be a minimum of 10 feet apart at <br />the right of way. <br />The driveways were revised to 10 feet of separation. <br />Streets and Alleys <br />The proposed Enid Trail (formerly named Sioux Lane) is a local road platted with 60 feet <br />of right of way and 32 foot wide paved road surface. It will be extended east from the <br />Sioux Lane right of way that was platted in Shenandoah 3rd Addition. To maximize lots <br />abutting the wetland and open space, the developer is proposing a "boulevard loop" at the <br />north end. <br />The cul-de-sac exceeds 500 feet and a variance shall be required. To mitigate emergency <br />access concerns related to the long cul-de-sac, a 10 foot wide, 7 ton emergency access <br />trail will be constructed to Birch Street. <br />A temporary access for construction traffic off of Birch Street was discussed with Anoka <br />County Highway Department again and will now be allowed. <br />The driveway at 441 Birch Street encroaches onto 453 Birch Street and a driveway and <br />access easement is proposed. This potentially impacts the location of the trail and should <br />be evaluated. <br />Previous Comments: <br />1. Sidewalk shall be installed on one side of Sioux Lane. <br />Sidewalk is shown on the west side of Enid Trail (formerly named Sioux Lane). <br />2. The north -south section of Sioux Lane shall be renamed to eliminate possible <br />confusion with the existing Sioux Lane for emergency services. <br />7 <br />
