6. Earth tone colors of exterior materials shall be required. "Earth tone colors " shall be <br />defined as any various soft colors like those found in nature in soil, vegetation, etc. Such <br />colors are limited to various shades or tints of brown, black, gray, tan, beige, brick red, <br />soft green, soft blue, or white. <br />The plans show gray, gold and white elevations, which complies with ordinance <br />standards. <br />7. Ten (10) percent of the building facade may contain contrasting colors. Contrasting <br />colors shall be those colors not defined as earth tones. <br />The proposed gold accent meets this requirement. <br />8. All mechanical equipment, such as air handling units located anywhere on the property, <br />including rooftop equipment, shall be screened from view from adjacent streets, public <br />rights of way, and adjacent properties. <br />The revised plans show rooftop mechanical equipment, which will be screened from <br />view. Final details must be provided with the final plans to ensure compliance. <br />9. Where a site abuts a residential property, the location of air handling and other <br />equipment must take into account the potential for noise and other impacts on the <br />residential property. <br />While Lot 1 is not adjacent to residential property, there is no other building to provide a <br />transitions or buffers until Outlot B is developed. The developer's plans show most <br />mechanical equipment on the roof where it will be screened from view by parapets; <br />however, the generator and transformer are located on the south side of the building at <br />ground level. The proposed landscaping on site and the future building on Outlot B will <br />screen the equipment from the residential properties south of Cedar. <br />Trash/Recycling <br />The plans show trash/recycling areas on the south side of the building. The trash enclosure is <br />shown as a 6-foot high wood composite fence. <br />The ordinance requires all refuse, recyclable materials, and necessary handling equipment <br />including but not limited to garbage cans, recycling bins and dumpsters shall be stored within the <br />principal structure, within an accessory building, or totally screened from eye level view from all <br />neighboring uses and the public right-of-way. Exterior storage of refuse and recyclable material <br />shall require the following: <br />1.
