The applicant is to work through the process with the RCWD. <br />ENVIRONMENTAL <br />The AUAR review was completed and comments are provided within a memo to Katie <br />Larson dated June 28, 2016, enclosed. The items to be addressed: <br />• A conservation easement shall be included on the south side of Clearwater Creek <br />that is 150 feet in width a majority of the creek length and reducing down near the <br />drive isle (east end); and on the north side of the creek it shall be 50 feet measured <br />from the Top of Bank. <br />• The development area is within an area with high potential for archeological sites. <br />The applicant will need to complete a Phase I Archeological Survey. <br />• Clearwater Creek is designated as a Public Ditch and the applicant should apply <br />to RCWD for impacts to this ditch. <br />WATER SYSTEM <br />The proposed hydrant spacing exceeds 300 foot and should be revised. Fire hydrants <br />shall be added along 21" Avenue from the existing watermain every 300 feet. These <br />shall be located behind the future trail. The City's Deputy Director of Fire should review <br />the final spacing. <br />2. The watermain loop around the building shall be 8 inch diameter and shall have valves <br />every 600 to 800 feet. <br />SANITARY SEWER SYSTEM <br />The sanitary sewer crossing at Clearwater Creek casing pipe shall be detailed on the plans <br />with the type and elevations. <br />2. The sanitary service cleanout needs to be labeled on the plans. <br />STORM SEWER SYSTEM <br />Storm pipe not meeting minimum grade for flushing (3fps) are as follows: 12" pipe <br />between CB 216 and CBMH 215, 12" pipe between CBMH 211 and CBMH 2O9. (Sheet <br />C2.2) <br />2. Storm pipe material (RC) not identified on plans. (Sheet C2.2) <br />3. The arch pipe crossing the proposed roadway should be identified as 122-inch Span Arch <br />Pipe (this is the appropriate 96-inch diameter equivalent). 122-inch span arch apron on <br />either side will need to have sheet piled end section and trash guard.
