Planning & Zoning Board <br />June 8, 2016 <br />Page 5 <br />Andrew Manthey, 6606 Sioux Lane, suggested other alternatives for access onto Birch <br />Street. <br />Bonnie 011ila, 6680 Hokah Drive, wondered if the house for sale at the end of Hokah <br />Drive could be used as an access point. <br />Chair Tralle addressed all concerns from the public, which primarily focused on traffic <br />safety, access onto Birch Street, drainage, and length of cul-de-sac. <br />Mr. Evenson explained that he does not see a problem with the cul-de-sac since there is <br />an emergency exit and that he believes the developer has done everything he can do with <br />this land. <br />Mr. Masonick made a MOTION to extend the Public Hearing to the next Planning & <br />Zoning Board meeting. Motion was supported by Mr. Laden. Motion carried 3 - 1. <br />(Evenson voted nay; Tralle abstained.) <br />Chair Tralle called for a ten minute recess at 8:58 p.m. <br />B. PUBLIC HEARING: Woods Edge PUD Development State Plan/Preliminary <br />Plat and Ordinance Amendment <br />Kendra Lindahl of Landform presented the staff report. Staff recommends approval of <br />the Woods Edge PUD Development Stage Plan/Preliminary Plat and Text Amendment <br />subject to the following conditions: <br />1. The applicant shall address all comments in the WSB Plan Review Letter dated June <br />2, 2016. <br />2. The applicant shall address all comments in the May 25, 2016 Environment Board <br />Staff Report addressed. <br />3. Rice Creek Watershed District (RCWD) must approve the wetland delineation and <br />the applicant must comply with all conditions. <br />4. The plans shall provide a minimum private street width of 26 feet back to back. <br />5. Trail corridors shall be a minimum of 20 feet wide. The trail easement in Outlot C <br />should be revised. <br />6. Driveways shall be a minimum of 22 feet long. <br />7. Air conditioning units and other mechanical equipment must be screened from <br />adjacent streets. The applicant shall provide additional information to show <br />compliance. <br />8. Setbacks <br />a. Primary front yard setbacks shall be a minimum of 10 feet and a maximum of <br />15 feet. <br />b. Secondary side yard setbacks shall be a minimum of 30 feet. <br />c. Internal side yard setbacks shall be a minimum of 5 feet. <br />d. Rear yard setbacks shall be a minimum of 15 feet <br />9. Architecture.
