Century Farm North. The project also includes the realignment and extension of Robinson <br />Drive to CR 53/Sunset Avenue. <br />The applicant has submitted a land use application for PUD Final Plan/Final Plat of Century <br />Farm North 6th Addition. <br />The following staff report is based on the revised plan set prepared by Plowe Engineering, Inc. <br />dated April 1, 2016 and received by the City on April 5, 2016. <br />Previous Council and Board Actions: <br />• Ordinance No. 06-14 to Rezone Property located at 7880 Sunset Avenue from R, Rural <br />to PUD -Planned Unit Development <br />• Resolution No. 14-43 Approving Amendment to PUD Development Stage <br />Plan/Preliminary Plat <br />• Resolution No. 14-49 Approving Petition and Waiver Agreement from Century Farm <br />North Development, Inc. and Jeffrey E. Morell for Robinson Drive Improvements <br />• Resolution No. 14-68 Approving the Deposit Agreement for Robinson Drive <br />Improvement Project <br />• Resolution No. 14-57 Authorizing the Preparation of Plans and Specifications, <br />Robinson Drive Improvements <br />• Resolution No. 15-140 Extending Time for the Submittal of the PUD Final Plan/Final <br />Plat <br />Analysis <br />The Planning & Zoning Board staff report dated March 11, 2015 details the project's <br />consistency with the Comprehensive Plan and compliance with the zoning and subdivision <br />ordinances. <br />Blocks and Lots <br />The final plat creates 29 lots and 3 outlots. Outlot A is a wetland. Outlot B is a stormwater <br />management facility. Outlot C is for future townhome development. <br />Street and Public Utilities <br />In July 2014, the developer signed a Petition and Waiver Agreement for road construction, <br />utility extension and right-of-way dedication for Robinson Drive. The Agreement authorized <br />the City Engineer to prepare plans and specifications for the improvements and allowed the <br />City to levy construction improvement costs against the property. <br />2 <br />
