In January 2015, the developer decided to use the City's plans and specification and complete <br />the construction improvements on their own and not have assessments. <br />The developer shall convey a public street, drainage and utility easement at a sufficient width, <br />as determined by the city, for the northbound Sunset Avenue right turn lane to Robinson Drive. <br />The developer shall also provide public drainage and utility easements across property owned <br />by developer abutting Sunset Avenue to accommodate proposed water main improvements. <br />The developer has come to an agreement with Anoka County Highway Department to construct <br />a northbound right tum lane from CR 53/Sunset Avenue onto Lilac Street in lieu of <br />constructing a southbound by-pass lane on CR 53/Sunset Avenue at Robinson Drive. <br />Easements <br />Standard drainage and utility easements are being dedicated on individual lots and over <br />stormwater management facilities. Twenty foot wide drainage and utility easements are shown <br />along the rear lot lines for storm water management. <br />Conservation easements will also be dedicated over Outlots A & B for protection of the <br />wetlands and wetland buffers. RCWD also requires separate easements for public drainage and <br />utilities. <br />Public Land Dedication and Fees <br />The original Century Farm North fulfilled the public land dedication requirements for the entire <br />development through parkland dedication and trail construction. The PUD amendment created <br />8 additional lots that are subject to the City's Park Dedication fee at $2,500 per lot. The <br />following park dedication requirements shall be met: <br />Park Land Dedication and Fees <br />8 lots x $2,500 payment in lieu of land dedication = <br />$20,000 <br />TOTAL <br />520,000 <br />Zoning <br />Century Farm North 6th Addition is zoned PUD, Planned Unit Development as approved by the <br />City Council with Ordinance No. 06-14. <br />Comprehensive Plan <br />The PUD Final Plan/Final Plat is in compliance with the Comprehensive Plan in terms of the <br />Resource Management System, Land Use Plan, Housing Plan, and Transportation Plan as <br />detailed in previous staff reports. <br />Development Agreement <br />3 <br />
