a. A minimum of three (3) unique building facades (A, B and C) for each elevation <br />of the townhomes shall be provided. <br />b. A table of architectural facade data shall be included for each elevation. <br />c. A unique building color package shall be included for each phase of development. <br />d. At no point will the same facade and same color package be specified on <br />buildings that are immediately adjacent to or directly across the road from each <br />other. <br />e. A minimum of 4 inch window trim on side and/or rear elevations to match the <br />dimensions of the front elevation. <br />f. In no case shall any exterior material be less than 10%. <br />g. Front elevations shall have a combination of 3 exterior materials and/or styles as <br />defined above. <br />h. At least 60% (e.g. two of the three buildings) of the facades in each phase shall <br />include brick, stone or stucco on the front elevation. <br />i. Rear elevations shall have a combination of 2 exterior materials and/or styles. <br />j. Rear elevations shall include some vertical trim or element to break up the longer <br />horizontal planes. <br />k. Side elevations that are exposed to roadways or open space and are highly visible <br />will incorporate architectural details to match the front facade (e.g. the Tanager <br />and the Maxwell Side (exposed)). <br />1. Side elevations that are not exposed to roadways or open space shall require only <br />one exterior material (e.g. Maxwell (unexposed)). <br />m. Decorative garage doors are required on all units. <br />n. At least 60% of the buildings shall have decorative garage doors with windows <br />for any given development phase. <br />LOT SIZE <br />1. Lot sizes for single family lots shall be continuous buildable land and at a minimum size <br />of the Lot Width Product x 130 feet. <br />a. Example: <br />i. 44 feet x 130 feet = 5,720 s.f. <br />ii. 55 feet x 130 feet = 7,150 s.f. <br />iii. 65 feet x 130 feet =8,450 s.f. <br />iv. 75 feet x 130 feet = 9,750 s.f. <br />
