Existing boulevard trees are in place along Town Center Parkway, and will be generally <br />maintained in their current location where feasible. No other existing trees are located on the <br />property. <br />Soil borings had been completed for the property back in 2003, and generally consist of 6" of <br />sandy topsoil over sand below. Groundwater was found ranging from 12-20 feet below the <br />surface. No building constraints related to soil conditions are expected. <br />Proposed Streets: <br />The existing curb cut locations along Town Center Parkway and Village Drive are proposed to <br />be utilized for the intemal private street connections into the proposed development. All private <br />streets are proposed to be 24' back to back wide and located within HOA owned outlots. The <br />existing pedestrian sidewalks along Town Center Parkway and Village Drive will remain in- <br />place, and additional sidewalk will be provided along both sides of Woods Edge Boulevard. <br />Other intemal sidewalks are proposed to ring the common open spaces and provide pedestrian <br />access to the front porches for those homes fronting on the open spaces. <br />Street lighting is provided by a combination of existing street lights supplemented with additional <br />lighting internally and located where necessary. <br />Stormwater Management & Grading: <br />As stated earlier, the "Town Center" development area was mass graded and the required <br />ponding, utilities (including storm sewer), and the perimeter public streets (Village Drive, Woods <br />Edge and Town Center Parkway) were constructed in 2006 in preparation for this development. <br />Our current proposed development is generally consistent with the originally proposed <br />development, with slightly less impervious surface being proposed resulting from the <br />substitution of attached multiple units in place of the proposed 2 -multi -story residential building <br />on the west side of this development. <br />The proposed development's grading has been designed to be generally consistent with the <br />original planned drainage patterns of the site, utilizing the existing stormwater piping system and <br />the 2 stormwater ponds located on the property's east side for all stormwater treatment needs <br />for our project (Outlot C). Additionally, expanded ponding areas have been proposed adjacent <br />to these ponds to provide additional volume (infiltration) & rate control. It is our understanding <br />that the City is in the process of updating the overall "Legacy at Woods Edge" development <br />area's Stormwater Management report to conform to the current design standards of the Rice <br />Creek Watershed District. We will work with the City to incorporate additional stormwater <br />management practices and features that may be required by the watershed. <br />While much of the existing site was rough graded back in 2006, some additional grading is <br />necessary to accommodate the proposed project and townhomes. All grading efforts will match <br />existing grades at the property limits, and incorporates the use of a retaining wall in Block 5 to <br />allow for adequate house construction, sidewalk connections, and added ponding area. <br />
