The final grading design will continue to refine the grading plans as necessary, to balance the <br />site grading and minimize any need for importing or exporting material. At this time it is not <br />expected that any importing or exporting of materials will be necessary. <br />Sanitary Sewer & Water Main Service: <br />Sanitary sewer and water main service lateral lines were constructed in the perimeter public <br />roadway system as part of the 2006 development construction as well as 63 sewer services and <br />77 water services to the originally proposed units that were facing these roads. <br />The sanitary sewer system was designed and installed with the easterly portion of the site <br />routing to a lift station that was constructed in the SE comer of the site, at the comer of Village <br />Drive and Woods Edge Blvd. The remainder of the site was to be serviced by a gravity sewer <br />system that routes the site's sanitary sewer flow to the west. <br />The proposed 2006 development appears to have been designed to route the flow from 63 units <br />to this lift station. Our current proposal routes approximately 90 units to this lift station. We will <br />work with the City's Engineering staff to determine if the existing lift station can accommodate <br />the added 27 units being routed to this lift station or what modifications will be necessary to the <br />plans to handle the added flow. Additional lateral sewer mains and additional unit services will <br />be installed, as part of this project, to provide the required sanitary sewer service to each unit. <br />The water main system consisting of 8", 10" and 12" water mains were installed within the <br />perimeter public roadway system and also, an 8" main was installed across the middle of the <br />site. Adequate water service has been installed for this site. As part of this development, we will <br />be construction additional lateral mains, relocating some hydrants and adding addition hydrants, <br />within our site as required. We will also be installing additional unit services, as needed, to <br />service the remainder of the proposed units. <br />Landscaping: <br />Landscaping requirements for the project consist of a boulevard tree requirement, open space <br />planting requirement, and foundation planting requirement. As indicated on the provided <br />landscape plans, these requirements indicate a total of 90 trees and 186 shrubs required for <br />Woods Edge. Our proposed landscape plan exceeds the minimum required amount of tree and <br />shrub plantings for the project overall, providing 156 trees overall and 1,612 shrubs. Existing <br />boulevard trees are already in place along Town Center Parkway, and will be retained in our <br />project. Additional landscape plantings are comprised of boulevard street trees, trees along the <br />private streets between driveways, open space plantings, accent planting beds along the <br />sidewalks, and buffer plantings adjacent to the infiltration areas. The trees between the <br />driveways will be installed with or after individual building construction. Townhome buildings will <br />also receive foundation landscaping for each unit (see detail landscape plans). <br />
