If a connection is proposed from <br />21st Avenue to 20th Avenue (CSAH 54) via Fairview Street, a discussion of the <br />potential impacts and mitigation at the 20th Avenue (CSAH 54) at Fairview Street <br />intersection should be included with the traffic review. <br /> <br />2. With the increase in heavy truck traffic, WB-62 truck turning templets should be <br />provided showing that these vehicles can circulate through the site; make turns into and <br />out of the site, and make turns at key intersections (21st Avenue at Fairview Street and <br />Fairview Street at 20th Avenue). <br /> <br />3. 21st Avenue is proposed to be a temporary cul du sac ending at the south parking lot. The <br />roadway would be extended down to Cedar Street in the future. Right of way shall be <br />platted at this time based on the approved wetland sequencing. <br /> <br />4. The intersection alignment at Cedar Street needs to be adjusted and the lane configuration <br />set so that thru lanes match from the 42 foot section (north side) to the 32 foot section <br />(south side). <br /> <br />DEVELOPMENT AGREEMENT <br /> <br />1.
