14 <br />A detailed landscape plan which provides for buffer/screening shall be required with the <br />submittal of the Final Stage Plan for the development. <br /> <br />Impervious Surface Coverage Area. Impervious surfaces of the property cannot cover <br />more than 50% of the area in a Medium Density Residential Area or 65% in a High <br />Density Area. The proposed impervious surface coverage is 46.7% of the townhome <br />area. <br /> <br />The proposed impervious surface coverage area is in conformance with the ordinance <br />requirements. <br /> <br />Floor Area: The zoning ordinance requires a minimum livable floor area of 700 square <br />feet plus an additional 100 square feet for each bedroom. The ordinance also requires an <br />additional 100 square feet for utilities if no basement is present. <br /> <br /> Min. Required SF <br />w/Basement <br />Min. Each <br />unit will have a two (2) car garage and off street parking in the driveway that can <br />accommodate two (2) additional vehicles. The project has an additional 79 guest parking <br />spaces distributed throughout the project area. <br /> <br />The proposed parking is in conformance with the ordinance requirements. <br /> <br />Height Requirements. The maximum building height cannot exceed 3 stories or thirty-six <br />(36) feet in height. The maximum proposed height as measured from the base of the <br />structure to the average height of the highest gable is 22’-24’’. <br /> <br />The proposed building heights are in conformance with the ordinance requirements. <br /> <br />Building Type and Construction <br /> <br />Staff has reviewed the housing products against the architectural standards outlined in <br />Section 1007.043 of the Zoning Ordinance and the expectations of a Planned Unit <br />Development (PUD) as noted in Section 1007.024 of the Zoning Ordinance. <br />
