Different siding styles are acceptable in the same material, such as lap <br />siding with shakes or board and batten accents, if it is in a contrasting or <br />complementary color. <br />c. Incorporate frieze bands, trim and banding in complementary colors to add <br />interest and variety to the rear elevations. <br />3. Decorative garage doors with windows shall be used on all units. <br /> <br />Furthermore, staff would like the developer to provide more variety in the unit types. The <br />project includes 165 townhomes in 33 4- and 6- unit buildings. While the applicant offers <br />three different elevations, we find that they are very similar and would like to encourage <br />the developer to consider more variety by incorporating an urban townhome option or <br />another townhome style. <br /> <br />The developer should continue to work with staff to refine the plans to comply with the <br />intent of these PUD design standards. The developer shall provide detailed information to <br />show how these items will be met when the PUD final stage plan and final plat are <br />submitted. <br /> <br />Unit Width: The minimum required width of a townhome is 24 feet. The applicant is <br />proposing 32’ wide units which exceed the minimum width requirements. <br /> <br />Garages: Each of the proposed units include, at a minimum, a 20’ x 20’ (400 square foot) <br />double garage. The zoning ordinance requires a minimum size of 540 square feet for <br />dwellings with no basement. The intent was to ensure adequate storage area. However, <br />the proposed units exceed the City’s minimum floor area requirements by 600 to 1,000 <br />square feet. Additionally, 400 square feet garages are typical of prior townhome project <br />approvals. Therefore, staff would propose that design flexibility be provided to <br />accommodate the proposal. <br /> <br />The developer is proposing several different housing models and product types for the <br />single family lots to provide customers with options and development variations. <br /> <br />Subdivision Ordinance <br /> <br />Conformity with the Comprehensive Plan and Zoning Code <br /> <br />The preliminary plat is consistent with the comprehensive plan for mixed use residential <br />development as discussed above. The PUD provides flexibility from the strict standards <br />of the zoning ordinance. <br /> <br />Blocks and Lots <br /> <br />The preliminary plat has 706 single family lots, 165 townhome units, 1 recreational <br />center lot and 16 outlots.
