20 <br />1.59 acres of private parks will be credited for public land dedication. The private parks <br />will be owned and maintained by the HOA. <br /> <br />A master plan of the public park is being designed by WSB and the Park Board that <br />includes pickle ball and basketball courts, playground equipment, picnic area, open space <br />and an overlook. An extensive park trail system is also proposed throughout the <br />greenway corridor and along CSAH 54. The private park in the townhome neighborhood <br />will include a tot lot and the private park in the northeast neighborhood will be for <br />passive recreation. <br /> <br />Public park land dedication and improvement costs and trail construction costs will be <br />credited from the total payment in lieu. Improvements to the private parks and <br />recreational center will not be credited. <br /> <br />The public park, recreational center and certain trail sections will be constructed with the <br />first phase of development. <br /> <br />Tree Preservation <br /> <br />The goal of tree preservation is to minimize unnecessary loss of habitat, biodiversity and <br />forest resource and to replace removed trees in areas where tree cover is most critical. Per <br />the Tree Preservation Plan, there are 1,839 total trees on site and 1,221 are proposed to be <br />saved and 618 are proposed for removal. The Tree Preservation Plan identifies the basic <br />use area and environmentally sensitive areas and the need for 13 replacement trees for <br />mitigation. These 13 replacements trees will be satisfied through open space area <br />landscaping requirements. The Environmental Coordinator also reviewed the Tree <br />Preservation Plan and made suggestions for removal of hazardous or unhealthy trees. <br /> <br />Landscaping <br /> <br />Boulevard trees are required at the rate of one (1) tree per lot frontage for single family <br />and two family lots. Townhomes require 1 tree per 70 feet of linear feet of road frontage. <br />Open areas shall be landscaped. Landscape screening and buffers shall be installed along <br />CSAH 54, I-35E and in between the townhomes and commercial. <br /> <br />A preliminary planting and landscape plan was submitted indicating general planting <br />locations and specie types. Due to the complexity and size of the Watermark <br />development, detailed landscaping plans shall be required at the time of PUD Final Plan <br />to allow for a more effective review of grading plans and planting details. <br /> <br />Alternative Urban Areawide Review (AUAR) <br /> <br />The site is within the 2005 I-35E Corridor AUAR environmental review boundary. The <br />AUAR was updated in June 2015. WSB and the Environmental Board reviewed the <br />Watermark development with the AUAR mitigation plan and concluded the project is
