27 <br />The proposed Watermark PUD master planned residential development is <br />consistent with the goals and policies of the comprehensive plan in regards to resource <br />management, land use, housing, transportation and utilities. The development upholds <br />the City’s public values by creating a multi-functional open space greenway corridor <br />integrated with the stormwater conveyance system, wetland management and trails. <br />Watermark is consistent with mixed-use land and density requirements and provides a <br />variety of market driven housing products that support life-cycle housing. Safe <br />transportation corridors and public utilities also serve the development. <br /> <br />(b) The proposed use is or will be compatible with present and future land uses <br />of the area. <br /> <br />The proposed Watermark development is compatible with the present and future <br />land uses of the area. Existing and future land use to the west is residential. Existing and <br />future land use to the south is commercial. This area will be accessible via pedestrian <br />corridors to support mixed use development. Existing land use to the north is rural <br />residential and guided post-2030 for urban reserve. <br /> <br />(c) The proposed use conforms with all performance standards contained <br />herein. <br /> <br />The proposed Watermark development conforms with all PUD performance <br />standards as outlined in Section 1007.024(2) General Requirements and Standards: <br /> <br />1. Ownership. Mattamy Partnership Inc. is the sole owner of the property. <br /> <br />2. Comprehensive Plan Consistency. The proposed PUD shall be consistent <br />with the City Comprehensive Plan. <br /> <br />The proposed Watermark PUD master planned residential development is <br />consistent with the goals and policies of the comprehensive plan in regards to resource <br />management, land use, housing, transportation and utilities. Public or Common Open Space. <br /> <br />Open space makes up 39% of the Watermark development with 67 acres of wetlands, <br />lakes and storm ponds and 77 acres of parks and open space. A master plan of the 5 acre <br />public park includes pickle ball and basketball courts, playground equipment, picnic <br />area, open space and an overlook. An extensive park trail system is also proposed <br />throughout the greenway corridor and along CSAH 54. <br />
