Planning & Zoning Board <br />August 10, 2016 <br />Page 2 <br />APPROVED MINUTES <br />Mr. Masonick made a MOTION to close Open Mike at 6:34 p.m. Motion was supported <br />by Mr. Laden. Motion carried 5 - 0. (Tralle abstained) <br /> <br />V. ACTION ITEMS <br /> <br />A. Woods Edge PUD Final Plan/Final Plat <br /> <br />Kendra Lindahl of Landform presented the staff report. Staff recommended the approval <br />of the Woods Edge PUD Final Plan/Final Plat, subject to the conditions outlined in the <br />staff report. <br /> <br />1. City Council has approved the PUD Development Stage Plan, Preliminary Plat and <br />Text Amendment. <br />2. Final Plat includes 60 homes and common lots and outlots. <br />3. A Final Plat must be submitted when the remaining 52 homes will be constructed in <br />Phase 2. <br />4. Easement Vacation will be processes separately at City Council. <br />5. No public streets will be constructed, only private. <br />6. Landscape Plan has been updated to address The Planning Board concerns. <br />7. City Council approved vinyl and applicant will provide LP/Hardi trim on doors, <br />windows and corners. <br /> <br />Staff addressed questions of the board about outlots. <br /> <br />Applicant and builder Mike Suel with D.R. Horton Homes, 20860 Cambridge Ct., <br />Lakeville MN addressed questions for the board including; vinyl samples profiles, vinyl <br />costs, and vinyl installation. <br /> <br />Mr. Laden made a MOTION to recommend approval of the Woods Edge PUD Final <br />Plan/Final Plat. <br /> <br />Motion was supported by Mr. Evenson. Motion carried 5 - 0. (Tralle Abstained) <br /> <br />B. PUBLIC HEARING to consider Chavez Preserve Preliminary Plat <br /> <br />Katie Larsen, City Planner presented the staff report. Staff recommended approval of <br />Chavez Preserve Preliminary Plat. <br /> <br />1. Six lot preliminary plat and zoned R-1, single family residential. <br />2. There is 1 existing single family home and 2 detached accessory structures that will <br />be removed. <br />3. Site guided for Low Density Residential, and allows for 1.6 to 3.9 units per net acre, <br />and the development is at 2.75 units per acre. <br />4. No existing sidewalks in the surrounding neighborhoods, so none will be required <br />with this subdivision.
