Watermain <br />An existing 6" DIP watermain located along White Pine Road directly serves the <br />development. Five (5) water services are stubbed to the property. A new service shall be <br />stubbed to Lot 5. <br />Public Land Dedication <br />The City will require cash in lieu of land dedication. Since one (1) house already exists, <br />fees will only be collected for 5 new lots. <br />Chavez :Pry <br />5 lots x $2,500 = <br />$12,500 <br />Tree Preservation <br />The goal of tree preservation is to minimize unnecessary loss of habitat, biodiversity and <br />forest resource and to replace removed trees in areas where tree cover is most critical. <br />The preliminary plat provides a tree inventory and the grading plan notes the trees <br />proposed for removal. <br />According to the plans, there are 31 total trees on the site and 29 trees are being removed. <br />The 29 trees being removed are within basic use area (BUA) and no do not require <br />replacement. <br />The Environmental Coordinator reviewed and approved the tree plan. <br />Landscaping <br />Boulevard trees are required at the rate of one (1) tree per lot frontage for single family <br />and two family lots. Six (6) boulevard trees are proposed which is compliant with the <br />ordinance. <br />The open areas landscaping ordinance requires 11 trees and 35 shrubs. Thirty-three (33) <br />and 99 shrubs as proposed. <br />The Environmental Coordinator reviewed the Landscape Plan and made comments <br />regarding species and seed mix requirements. <br />Environmental Assessment Worksheet (EAW) <br />An Environmental Assessment Worksheet is not mandated. The proposed 6 single <br />family residential units are under the 250 unattached unit thresholds. <br />9 <br />
