1. Side yards shall be double that required for the district, but no greater than thirty (30) <br /> feet. <br /> The standard side yard setback is 10 feet so a 20 foot setback is required. The <br /> proposed school addition is 70+feet from the east property line and 180+from the <br /> west property line. <br /> 2. Adequate screening from abutting residential uses and landscaping is provided in <br /> compliance with §1007.043 (17) of this Ordinance. <br /> The proposed school renovation is more than 100 feet from the nearest residential <br /> property. No screening is required. <br /> 3. Adequate off-street parking and access is provided on the site or on lots directly <br /> abutting or directly across a public street or alley to the principal use in compliance <br /> with §1007.044 of this Ordinance and that such parking is adequately screened and <br /> landscaped from surrounding and abutting residential uses in compliance with <br /> §1007.043 (17) this Ordinance. <br /> The proposed 149 off-street parking stalls exceed the required 85 parking stalls <br /> required. The parking area is adequately screened along the east property line <br /> bordering the residential uses. <br /> 4. Adequate off-street loading and service entrances are provided and regulated where <br /> applicable by §1007.045 of this Ordinance. <br /> There is no off-street loading associated with the proposed school renovation. <br /> 5. The provisions of§1007.016 of this Ordinance are considered and determined to be <br /> satisfied. <br /> The provisions of§1007.016 are satisfied as noted in the October 12, 2016 Planning <br /> & Zoning Staff Report and November 14, 2016 Council Staff Report. <br /> BE IT FURTHER RESOLVED by The City Council of the City of Lino Lakes hereby <br /> approves the conditional use permit amendment and site plan review for the Lino Lakes <br /> Elementary School Renovation subject to the following conditions: <br /> 1. All comments from the City Engineer letter dated October 4, 2016 shall be <br /> addressed. <br /> 2. All comments from the Environmental Coordinator dated October 6, 2016 shall <br /> be addressed. <br /> 3. All comments from the Anoka County Highway Department letter dated October <br /> 14, 2016 shall be addressed. <br /> 4. The two parcels shall be combined. <br /> 5. All plan sheets shall clearly show property lines. Property line along CSAH 14 <br /> appears to contradict the Anoka County GIS map. <br /> 5 <br />
